Staging Your Upper Dublin Home to Sell: The Rooms That Matter Most and Exactly What to Do
Here is something I tell every seller I work with in Upper Dublin, Ambler, and Fort Washington before we list their home:
Buyers do not buy houses. They buy feelings.
And staging is the art of manufacturing exactly the right feeling the moment a buyer walks through your door.
I know that sounds abstract, so let me make it practical.
The two rooms that drive emotional buying decisions more than any others are the kitchen and the living room. Here is exactly what I advise sellers to do before we go live:
In the kitchen:
Remove everything from your countertops. Yes everything. The coffee maker, the knife block, the fruit bowl, the mail pile. All of it. Buyers look at countertop space and calculate whether their life fits. Give them room to imagine.
In the living room:
Less furniture, better flow. If you have to squeeze past a sofa to get to the fireplace, something needs to go into storage. Rearrange seating to face a focal point. Add a throw blanket, a simple plant, and a candle. That is genuinely all it takes.
Throughout the home:
Pack up personal photographs, bold statement art, and anything highly specific to your taste. Neutral is not boring it is an invitation for buyers to project their own vision onto the space.
According to NAR, 81% of buyers' agents say staging helps buyers visualize a property as their future home. Staged homes sell for 15% more. In our market, that is real money.
