Here's what I'd encourage every seller in communities like Upper Dublin Township, Ambler, Horsham, and Fort Washington to look for, and what to be cautious of.
Local market knowledge that is specific, not general. Any agent can quote you county-level statistics. The agent you want can tell you what homes on your specific street have sold for in the last 90 days, why one went for $30,000 more than the other, and what buyer profile is most likely to compete for your home. In Upper Dublin, for example, the school district is a primary driver of buyer demand — an agent who doesn't lead with that in their pricing and marketing strategy is leaving value on the table.
A marketing plan that extends beyond the MLS. Professional photography, 3D tours, targeted digital advertising, and proactive outreach to buyer's agents in the area are table stakes in 2026. Ask every agent you interview to walk you through their specific marketing plan before signing anything.
Honesty over flattery. The most important thing an agent can give you is an accurate picture of the market — not the highest number designed to win your business.
